New Giza

New Giza sits on high ground off the Cairo–Alexandria desert road, and that single fact explains most of its premium. It is the only large compound in the governorate built on a genuine slope, which means cross-breeze, drainage that works, and views that are not simply another wall.

The masterplan is unusually disciplined for Egypt: low density, a real golf course, a hospital and a university campus inside the gates rather than promised for phase four. Resale here holds better than anywhere else west of the Nile, and the buyer profile has shifted from second-home to primary residence over the past five years.

The trade-off is price and a certain quiet. If you want street life you will be driving to Sheikh Zayed for it.
