New Giza

The hilltop. Giza's only address with a genuine elevation.

New Giza sits on high ground off the Cairo–Alexandria desert road, and that single fact explains most of its premium. It is the only large compound in the governorate built on a genuine slope, which means cross-breeze, drainage that works, and views that are not simply another wall.

Sheikh Zayed

The grown-up suburb. Everything is already built.

Sheikh Zayed is what the October corridor was supposed to become. Thirty years in, the trees are tall, the schools have waiting lists, and the retail is real — Arkan and Americana Plaza are places people actually go, not vacant podiums.

6th of October City

Where the value is, if you can read a masterplan.

October is the largest and least uniform market we cover. Within a ten-minute radius you will find a finished compound with a functioning clubhouse and a half-abandoned phase with weeds in the pool. The average price per metre is meaningless here; the compound-level number is everything.

Pyramids Heights

Close enough to see them from the roof.

The stretch along the Cairo–Alexandria desert road nearest the plateau trades on one thing, and it is not subtle: proximity. From the upper floors here the pyramids are not a day trip, they are the view out of the window.

Before the desert compounds existed, this was Giza. Dokki and Mohandessin are dense, walkable, thoroughly urban districts on the west bank, and for a certain buyer nothing in the corridor competes.

Al Haram & Pyramids Gardens

The oldest approach road, and the cheapest metre in Giza.

Haram Street runs straight at the plateau and has done since the nineteenth century. The district around it is the most affordable we cover by a wide margin, and the most uneven.
