October is the largest and least uniform market we cover. Within a ten-minute radius you will find a finished compound with a functioning clubhouse and a half-abandoned phase with weeds in the pool. The average price per metre is meaningless here; the compound-level number is everything.

For buyers willing to do the work, this is where the arithmetic still favours you. Entry prices are roughly half of New Giza's, the road links to Zayed and the Ring Road are genuinely good, and the university population underwrites a rental market that actually clears.
